We need some more information before helping you, such as:
What themes are we talking about?
What programs do you have installed?
What Operation System are you running?
I wrote a mini tutorial which explains downloading content from WinCustomize for many of the popular programs in Object Desktop, and also includes Theme Manager files. If you use this procedure, you may find that you will end up with a program file (compressed) which will allow you to simply double-click the downloaded file to install.
Note - if you are using Theme Manager to apply the themes, you will also need the proper programs which do the work of skinning of the GUI - i.e.; WindowBlinds, IconPackager, etc.
I do not know if the current version of Theme Manager is working well with WindowBlinds 5, so you may be better off applying the individual parts via the programs and not using Theme Manager.

when items download as zip, you need to make sure it's supposed to be a zip else you have to rename the extension.

once you have the correct software installed (see list in software tab above and note each gallery has a description box that mentions the software needed with a link to it, if you need it) and have the right file or file extension, then basically all you have to do is double click it.
